August 2018

Hurricane Preparedness

The Hurricane Season officially began June 1, 2018 and will end on November 30, 2018. Given that approximately one year ago, Hurricane Harvey becomes one of the worst natural disasters in the history of the United States, thus far the season has been relatively mild for the Gulf Coast.

This is no reason to be lax in preparation, however. Building management periodically reviews, updates, and maintains the systems and processes for the building that are vital for operation and protection during a hurricane or tropical storm.

Many of our tenant’s receive guidelines from their insurance company and/or risk consultants for how to prepare for the Hurricane season. Included with this newsletter is an excerpt from our carrier. Note that most of the Facility related items are maintained and executed by 2425 Fountain View’s building management team, but can also be employed at an employee’s home.

The Ownership and Property Management Team at 2425 Fountainview are committed to improving the property’s operations, appearance and safety. We are continuing this commitment in 2018 to the benefit of our Tenant’s, their staff, clients and/or customers. Included with this letter are pictures and descriptions of our recent updates to the building’s common areas and
entrances.

Happy New Year 2018

Happy New Year 2018. 2017 definitely had some exciting (dare we say “historic”) events occur in and
around the Houston metro.

Some were positive:
The Houston Astros won their first World Series!

Some…not so much:
August 2017 - Hurricane Harvey devastates the city, flooding homes and roads.

Through the triumphs and hardships of 2017, Houston truly embodied the mantra
Houston Strong.

The beginning of each New Year provides us with a few moments to deeply and
quietly reflect on our previous 12 months and on our many accomplishments and
gives us meaningful time to plan out an even more extraordinary year to come.

The Ownership and Property Management Team at 2425 Fountainview are committed to improving the
property’s operations, appearance and safety. We will continue this commitment in 2018 to the benefit of
our Tenant’s, their staff, clients and/or customers.

The following pages recap details about improvements to the property that were completed in 2017.
We want to wish all of our tenants and their families a Happy New Year full of happiness and prosperity.

Fall 2017

Hurricane Harvey was a Category 4 storm that hit Texas on August 25, 2017. It is being described as one of the most damaging natural disasters in U.S. History, causing an estimated $180 billion in damage. That’s more than any other natural disaster in U.S history, except the largest estimates of Hurricane Katrina damage. Much of Harvey's damage came from massive rainfall. Parts of the Houston Metro recorded rainfall of over 50 inches. It created a 1-in-1,000year flood event. That means nothing of that size has happened within modern recorded history.

Some of our tenants were directly affected by the storm (damaged homes, vehicles), and it is safe to say that all of our tenants have friends, family or coworkers who have been, or still are being, affected by the storm.  The ownership and property management team hope that everyone is well on their way to recovery.

While it may seem minuscule in light of our personal losses, we are pleased to report that the Fountainview building’s preparations successfully protected the building from any significant damage.  We received no flooding in our parking garage, and the building never lost power.  Management’s proactive measures taken after the Memorial Day flood of 2015 were instrumental in the preserving the building.

The Ownership and Property Management Team at 2425 Fountainview are committed to improving the property’s operations, appearance, and safety.  We are continuing this commitment in 2017 to the benefit of our Tenant’s, their staff, clients and/or customers.  Included with this letter are pictures and descriptions of our flood and emergency management systems. A couple of housekeeping items from the building:

1. We are auditing our tenant insurance coverages this month.  If you have an updated policy please forward to us when as soon as possible.

Spring 2017 4-15-2017

Spring has “sprung” and with it the promise of warmer (maybe wetter) weather, new life, and new growth opportunities.    The 2425 Fountainview building has also welcomed some “new tenants” in the past few months.  If you haven’t had the opportunity to meet our new tenants, please allow us to perform a small intro:

Richard Beard and Norman Pullman joined us at the end of 2016.  They have set up shop in suite 250. Stop by and give a handshake if you haven’t met them yet.

Mobile Anesthesiologists also joined us late last year.  Can you guess what they do?  You can say “Hi” to Raime, Jo Anne and their crew in suite 255.

Arturo, Robin and the staff of International Investors Group found a home in suite 215 in December. Give them a wave the next time you’re walking the halls.

Our newest tenant joined us this month.  Cheryl Garcia & Co.  is a recruiting and staffing company that moved into suite 100 this month.  Let’s welcome Cheryl, Taylor and the rest of her staff to the building!

The Ownership and Property Management Team at 2425 Fountainview are committed to improving the property’s operations, appearance and safety.  We are continuing this commitment in 2017 to the benefit of our Tenant’s, their staff, clients and/or customers.  Included with this letter are some items that building maintenance repaired or replaced during the first quarter of 2017. A couple of housekeeping items from the building:

  1. Just a friendly reminder, if you have not returned your updated building rules please do so when possible.

  2. We are auditing our tenant insurance coverages this month.  If you have an updated policy please forward to us when as soon as possible.
